HOME STAGING · NASSAU, BAHAMAS · ONLINE WORLDWIDE

Present your property
at its best.

Thoughtful home staging for sellers, agents and vacation rental hosts. European attention to detail, the light and ease of the Bahamas, and a clear plan to help your property photograph well and feel welcoming from the first visit.

WHO IT IS FOR

A first impression, considered.

Selling your home

Prepare rooms for listing photos and viewings.

Real estate agents

Presentation support for listings in Nassau and Paradise Island.

Vacation rental hosts

Refresh your rooms before new photos or a new season.

THE STAGING APPROACH

Make the space easier to see.

A considered presentation helps people understand a room’s layout, scale and purpose. I begin with what is already working, simplify visual distractions and prioritise the changes that matter for your property and budget.

For a sale

Give each room a clear purpose, edit personal items and make circulation easy to read. The aim is to help viewers notice the property’s features and imagine how the spaces could work for them.

For a vacation rental

Create a cohesive, welcoming presentation while keeping guest comfort and everyday use in view. Styling should represent the rooms and amenities guests will actually find when they arrive.

TWO WAYS TO WORK TOGETHER

Local attention.
Guidance from anywhere.

NASSAU & PARADISE ISLAND

In person staging

Janina visits your property, plans the changes and styles the agreed rooms with the furniture and accessories you already have. A clear shopping list covers anything missing.

Price on request

Your proposal confirms the rooms, visits, styling time and any agreed purchases before work begins.

Your proposal confirms the deliverables, call duration, room scope and any included revisions.

Every property is different. You’ll receive a tailored proposal with a clear scope, timeline and fee before committing. Quotes are provided in USD. Furniture, accessories, delivery, furniture rental, photography, cleaning and tradespeople are separate from the staging fee unless expressly included in your proposal. Any applicable taxes are confirmed before payment.

GOOD TO KNOW

A few practical details.

Do you provide furniture?

Staging uses your existing pieces plus a shopping list for what is missing. Furniture rental is not included. For an empty property, please enquire first so I can agree what support is suitable.

Will staging help my property sell or book faster?

Staging supports a clearer presentation and stronger photos. Results also depend on price, location and market, so sale speed, booking levels and financial outcomes cannot be guaranteed.

Can you work with my agent?

Yes. With your permission, Janina can coordinate directly with your agent or property manager around access, presentation priorities and photography timing.

How far ahead should I enquire?

Enquire before arranging listing photography or announcing a launch date. Share your target date at the start so I can allow for preparation, any purchases and their delivery. Timing depends on the property, agreed scope and availability, and is confirmed in your proposal.

Is online guidance the same as digitally staged photographs?

No. Online staging guidance is a practical plan for preparing your real rooms. You or your local team implement the recommendations before photography. Digitally adding furniture to listing photographs is not included.

Can I stay in the property while preparing it?

Yes. The approach can work around a furnished, lived-in property. I identify what to simplify and prepare before styling, photos and viewings. Let Janina know about access needs and any items that must remain in place when you enquire.

What should I prepare before we begin?

Please share current room photos, key measurements, your location and your target photography or listing date. For online guidance, accurate photos and measurements help make the plan practical. Cleaning, repairs and moving heavy items should be arranged separately unless agreed in your proposal.
